NORTH CAROLINA'S INTRACOASTAL WATERWAY

In addition to its interests in Massachusetts, Hawthorn Properties has developed a presence along the eastern shore of North Carolina - specifically along the brackish creeks and rivers that flow into the Intracoastal Waterway ("ICW").  Investors, retirees and vacationhome owners alike are focusing on the lands abutting the ICW for a combination of the following factors:

  1. Value - With waterfront property values in more developed areas along the Eastern Seaboard pricing most buyers and investors alike out of the market, the Inner-Banks region of North Carolina provides consumers an option to invest in a growing region.  In established waterfront communities, such as Cape Cod, Hilton Head or the Florida Keys, undeveloped land is all but extinct and waterfront properties trade at prices that are often at or above many consumers' thresholds of affordability. 
  3. Timing - Investors and or consumers can find a selection of waterfront properties in North Carolina that ranges from cleared lots in growing subdivisions to undeveloped tracts in desirable, but speculative areas.  Depending on the buyer's needs, lots are available at varying stages of development.  For the retiree, there are gated developments with private marinas where a buyer can purchase a lot or an existing home for immediate use.  For the long term planner, lots are available in areas where infrastructure, residential and commercial development are still a few years from fruition.  In between, there exist recently recorded developments with new construction going on today.

Boating - The North Carolina ICW and its inland reaching arms boast some of the country's areas for boating and water sports..  Waterfront and Water Access lots enable property owners to take advantage of private docks and boat slips in "deep water" thus enabling owners of boats with large drafts to keep the boats in the water for 12 months a year.  Boating enthusiasts understand the value of a private dock from both an economical as well as a logistical perspective.   
  5. Fishing - The ICW and local tributaries are teeming with bass, sea trout, bream, flounder and an abundant supply of crabs.  Summers can be spent fishing for bluefish, Spanish mackeral and record sized tarpon and red drum.  Sport fisherman, recreational anglers and commercial trawlers can all find bounty in the fertile grounds of the local waterways.
  6. Watersports - The rivers and creeks are protected from the tidal forces of the Atlantic Ocean and provide a safe haven for waterskiers, windsurfers and jet skiers.  Swim off your private dock or ride your jet ski along the banks of one of the area's endless creeks.
